Cookie Policy
Our website uses cookies to help give you the best possible experience. Here’s what you need to know — in plain English.
What Are Cookies?
Cookies are small text files stored on your device when you visit a website. They help the site remember your preferences, understand how you navigate, and — in some cases — improve the relevance of what you see.
What Cookies Do We Use?
Essential cookies
These are required for the website to function. They manage your session, enable forms and account features, and keep the site secure. You cannot opt out of these without disabling the site entirely.
Analytics cookies (Google Analytics)
We use Google Analytics to understand how visitors use our website — for example, which pages are most popular, how long people spend on the site, and where visitors come from. This data is anonymous and aggregated; it does not identify you personally.
Functional cookies
These cookies remember your preferences and choices (such as property alert settings or account details) to improve your experience on return visits.
Managing Cookies
When you first visit our website, you will be asked to accept or manage cookie preferences. You can update your preferences at any time via your browser settings.
Most browsers allow you to:
- View and delete cookies already stored on your device
- Block all or certain types of cookies
- Set preferences for specific websites
Please note that blocking some cookies may affect the functionality of our website.
For more information on managing cookies, visit allaboutcookies.org.
Third-Party Cookies
Our website may include functionality from third parties (such as Rightmove widgets or embedded maps) which may set their own cookies. We do not control these cookies – please refer to the relevant third party’s privacy or cookie policy for details.
GDPR Data Request Procedure
How to make a data request — and what to expect when you do.
Your Rights at a Glance
Under UK GDPR, you have several rights in relation to personal data we hold about you. These include the right to:
- Access your data (Subject Access Request — SAR)
- Correct inaccurate data
- Request erasure (‘right to be forgotten’)
- Restrict or object to processing
- Data portability
- Withdraw consent
How to Submit a Request
You can make any data request by contacting us using the details below:
- Email: simon@mrandmrsp.online
- Post: Mr & Mrs Pickering LTD, 20 Wenlock Road, London, N1 7GU
Please include your full name and, if applicable, the email address or contact details we hold for you. This helps us locate your records promptly.
We may need to verify your identity before processing a request, to ensure we do not disclose data to the wrong person. We will handle this as quickly and smoothly as possible.
What Happens Next
We aim to respond to all data requests within 30 calendar days of receipt. In some circumstances (for example, complex or multiple requests) we may take up to three months in total, but we will let you know within the first 30 days if this applies.
Where a request involves data held on third-party platforms (such as Street.co.uk or Rightmove), we will liaise with those providers on your behalf where possible, and direct you to their own processes where we cannot act on their behalf.
Erasure Requests
Where you request that we delete your data, we will do so unless:
- We are required by law to retain it (for example, AML records must be kept for a minimum of five years from the end of a business relationship)
- It is necessary to defend a legal claim
- There is another overriding legitimate reason
Where we are unable to erase data, we will explain the reason clearly.
If You Are Not Happy
If you are dissatisfied with our response to any data request, or if you believe we are not handling your data in accordance with the law, you have the right to make a complaint to the Information Commissioner’s Office (ICO):
- Website: ico.org.uk
- Telephone: 0303 123 1113
We would always encourage you to contact us directly first — we’d much rather sort it out with you.
